Pre-arrival preparation

Norman will ensure that your home is prepared for you or your guests pre-arrival. He takes all responsibility as the local key holder and contact should your guests have any problems during their stay.

Post departure cleaning

Your house will be cleaned following the departure of guests. The cost of this cleaning is added to the rental paid by the departing guests. During this clean we will ensure the inventory is also adequate for your incoming guests: toilet paper, house cleaning products, basic pantry items (eg flour, tea, coffee etc) an adequate supply of cutlery & crockery and so on. Norman will also provide you with necessary property feedback so you will know that your home is kept clean and well maintained.

Rental assessment

Once you've made the decision to employ the property management services of 2 LAKES HOLIDAY RENTALS, Norman will visit the property and prepare a report on where he believes it sits in the current real estate market. He will email you a template that clearly outlines the costs and how the management works.

Online listings creation and maintenance

Norman lists all properties he manages on Norman will take care of all the website arrangements along with descriptions and the photographs. He has a professional who will come and do the photography job for around $300. This is essential to portray the property in the best light. He will calculate the rental rates at various times of the year as well as organise the availability calendar 18 months into the future. The charge for listing on the Bookabach site is $299. As the property owner, you are billed for this for their Subscription Plan and Norman organises your site 100% to achieve the maximum exposure.

Payment details

Any payments for rentals are paid directly into the 2LAKES HOLIDAY RENTAL account. After a stay has been completed, the housekeepers will clean the property. Norman will pay out the rental directly to an owner's bank account less his commission, GST, cleaning fees and any grocery items that may have been purchased for the property (For example: LPG BBQ gas, toilet paper, washing machine detergent). It is possible to request a bond from short term rental tenants, but this often puts a potential tenant off. Damage to a property is extremely rare. 2LAKES HOLIDAY RENTALS charges 15% of the gross rental + GST on the fee. Other locations outside of the Lake Tarawera or Okareka area may incur a larger fee.

Other information

When appropriate, Norman will find a suitable location for a combination lockbox to be installed for ease of access to a property (e.g: for tenant late check ins and general accessibility). This is charged back to the owner for a total of $150. Once the property is online and booking enquiries begin to come in Norman will respond to these, investigate potential renters and accept them if they fall within a prearranged criteria. These confirmed bookings are shown on the website as a booking. Tenants have to pay 30% of the cost of the stay to have the accommodation confirmed. Any long weekend is at the full season rate and the property must be booked for a minimum of 3 nights (Easter for 4). The tenants are also charged a fee for cleaning the property, which is around $85-$100. Sometimes we arrange linen and charge the tenants directly. This money (cleaning and linen) goes directly to the housekeeper for her time and efforts. For this service, the owner of the property needs to supply sufficient linen on site. This would require a locked cupboard. With some properties linen is mandatory, others are optional and then there are those that ask you to bring your own linen.
